Architectural drawings are a prerequisite for these applications, which our in-house architects can efficiently provide. A council fee is always necessary, and once approved, the work can commence. On completion, you must obtain a “Building Regulation Certificate of Completion” from the local council or authority. Alternatively, private inspectors can expedite the process, especially during the pandemic when council inspections’ turnaround time has increased.
PLANNING PERMISSION APPLICATIONS
If your property transformation involves substantial changes such as a double-storey extension, planning permission is likely needed. Undertaking work without this permission could result in an enforcement notice demanding reversal of all modifications. The Larger Home Extension Scheme caters to homeowners aspiring to extend their homes beyond 3 metres for semi-detached or terraced properties, and beyond 4 metres for detached properties. This scheme bypasses the full planning permission system, making it less expensive and simpler.
Under the Neighbour Consultation Scheme, your local council will inform adjoining owners or occupants about your proposed project, allowing them to raise objections within a 21-day period. If there are no objections and your development complies with all regulations, the council will notify you, and work can begin. It’s critical not to start any work until planning permission is granted.
